Do I Need a Specialist Leak Detection Company?

People often call us assuming we’re a specialist leak detection company. When I explain that we’re not, the next question is usually “So… should I be calling one instead?”  

The honest answer is: sometimes yes - but very often, no.  And choosing the wrong approach can cost you a lot more money, time, and disruption than you might expect.

So, I wanted to write this article to clearly explain:

  • What specialist leak detection companies actually do
  • How our approach at Maintracts Services is different
  • When a specialist is the right choice, and when they’re not
  • How to decide what’s best for your situation

This isn’t about saying one service is better than the other. It’s about finding the right fit.

Why So Many People Are Confused About Leak Detection

From a customer’s point of view, a leak is a leak. You might notice damp patches, mould, staining on a ceiling, a higher water bill, or Thames Water telling you you’re “losing litres of water per day”. Naturally, you search for leak detection and assume everyone offering that service does roughly the same thing.

But in reality, there are two different approaches.

What Specialist Leak Detection Companies Do

Specialist leak detection companies focus almost entirely on diagnosis.

They typically attend for most (if not all) of the day and follow a fairly set process. That process usually involves a range of specialist equipment, such as:

  • Thermal imaging cameras
  • Acoustic listening devices
  • Damp and moisture meters
  • Tracer gas
  • Borescope cameras (sometimes involving drilling holes in walls or floors)
  • Pressure testing
  • Dye testing
  • Occasionally drainage investigations

They will methodically test each affected area, record the results, and produce a detailed technical report outlining their findings and where leaks may be present.

This kind of service can be very useful in the right circumstances... particularly for:

  • Complex commercial properties
  • Insurance claims that require forensic reporting
  • Large or hard-to-access pipework systems

However, there are a few things customers are often surprised by.

The Reality of Specialist Leak Detection Costs

In most domestic situations, once a specialist leak detection company is through the door, you’re usually looking at a minimum cost of around £1,000. That fee is for investigation only.

It doesn’t usually include:

  • Repairing the leak
  • Creating proper access
  • Reinstating tiles, ceilings, walls, or flooring
  • Any guarantees on the repair itself

And because they are there for a full day using multiple pieces of equipment, they will often find other issues as well - minor leaks or imperfections you weren’t even aware of.

Now, being proactive isn’t necessarily a bad thing. But I’ve seen cases where customers are left feeling overwhelmed or pressured into replacing things that don’t actually need replacing - simply because everything has been scrutinised so closely.

Our Approach at Maintracts Services

We take a very different, practical-first approach.

At Maintracts, you’re paying for our time and experience, not a long list of equipment being deployed whether it’s needed or not.

The first thing we usually do is confirm there’s actually a leak in the first place. That might sound obvious, but you’d be surprised how often it isn’t.

For example, we regularly get calls from people who’ve been told by Thames Water that they have a leak after a smart meter has been installed. They’re told they’re losing a certain amount of water per day, so understandably, they panic.

We’ll often start with something as simple as a pressure test. And quite often, there’s no pressure drop at all. The issue turns out not to be within the property, but elsewhere. Had they gone straight to a specialist leak detection company, they’d still be paying for that investigation.

Investigation Through Elimination - Not Just Equipment

Rather than testing everything “just in case”, we work through the problem logically:

  • Is it a supply pipe or waste pipe issue?
  • Is it related to drainage? 
  • Could it be failed tiling, silicone seals, or grouting?
  • Is it associated with modern concealed sanitary ware?

Modern bathrooms look great, but they hide a lot. Wall-hung toilets, back-to-wall basins, boxed-in pipework - all of it creates voids and cavities where leaks can occur with no visible access.

Even though building regulations say access should be provided, in reality, it rarely is - even in very expensive developments. We work in a number of luxury developments, where flats cost well over a million pounds, and the installation quality behind the walls can be shockingly poor. 

Our job is to work out what’s most likely, eliminate what it isn’t, and focus on the area that actually matters. 

Now, being proactive isn’t necessarily a bad thing. But I’ve seen cases where customers are left feeling overwhelmed or pressured into replacing things that don’t actually need replacing - simply because everything has been scrutinised so closely.

A Key Difference: We Can Fix What We Find

This is one of the biggest practical differences. Specialist leak detection companies are often limited in what they can do once they’ve identified a likely source. Many won’t lift tiles, remove sanitary ware, or create access, and they certainly won’t reinstate everything afterwards. We can.

If we need to:

  • Remove tiles
  • Cut into a ceiling
  • Lift flooring
  • Remove toilets, basins, or baths

We’ll do it, and we’ll put it back properly afterwards.

Once we’ve investigated and have a clear plan, we can usually provide a fixed price for the repair, explain the disruption involved, and deal with the entire process from start to finish.

What About Specialist Equipment?

Some specialist tools (like tracer gas) can be very effective. But their success depends heavily on: 

  • The type of leak 
  • The construction of the property
  • Floor types (solid vs suspended)
  • Pipe routes and accessibility

It’s not a guaranteed solution, and it’s a bit of a lottery. The problem is that these limitations are rarely discussed until the company is already on site.

We spend a lot of time qualifying jobs before we attend. I’ll often have long, honest conversations with customers and ask detailed questions about their property and the symptoms they’re experiencing. 

Sometimes I’ll say, “You should speak to a specialist leak detection company.” Other times, I’ll explain why I think we’re the more sensible (and cheaper) option.

As an example... 

Not long ago, someone contacted us about a banging pipe noise that had been driving them mad for years. Multiple people had looked at it and failed to resolve it.

We talked it through properly. I managed expectations, I never promise we’ll definitely find something but explained our process.

One of our engineers investigated, suspected the shower valve, and we replaced it a few weeks later. Months afterwards, the customer emailed to say the problem had completely gone and asked for a link to leave a review.

That kind of outcome doesn’t come from throwing equipment at a problem. It comes from experience, logic, and actually fixing what’s wrong.

Emergency Response Times Matter Too

Another practical consideration is availability. Specialist leak detection companies often spend an entire day on each job, and many are one-person operations. That means longer wait times.

We can usually attend within 24 hours, and sometimes sooner. When water is causing damage, that matters.

So...Do You Need a Specialist Leak Detection Company?

You might if:

  • You need a detailed technical report for insurance
  • The property is large or highly complex
  • Previous investigations have failed
  • The leak is deeply buried or inaccessible

You probably don’t if:

  • You want a practical solution, not just a report
  • Cost is a concern
  • The issue is likely domestic plumbing, drainage, or bathroom-related
  • You want someone who can investigate, repair, and reinstate

If you’re unsure, the best thing you can do is speak to someone honestly before booking anything.

That conversation alone can save you a lot of money - and a lot of unnecessary disruption.
